At Scoma Construction Services, we approach every outdoor project with a process designed to keep you informed, protect your investment, and deliver a space that holds up to years of life and weather. Here's what that looks like from start to finish.
How It Works

Before we talk about materials or dimensions, we want to understand how you plan to use the space. Are you looking for a place to entertain large groups, or a quiet spot for your family to unwind? Will it connect to the kitchen for easy flow during gatherings? Do you want covered space for shade and rain protection, or an open deck that soaks up the sun?
We'll walk your property together, look at the existing structure, evaluate grading and drainage, and talk through what's realistic for your lot, your home, and your budget. If there are things you haven't considered yet, like how the sun tracks across your yard or where water tends to collect, we'll bring those up. The goal is to make sure the space we design actually works the way you imagine it, not just on paper.

Just like our interior remodels, we handle all selections and planning during pre-construction. Decking material, railing style, lighting, stair layout, any built-in features like benches or planters, all of it gets decided before construction begins.
We'll walk you through the options, help you weigh the trade-offs between materials like pressure-treated wood, composite, and hardwood, and make sure every detail is documented so your project team has a complete picture on day one. We will handle the permitting process from start to finish, and if you have an HOA, we'll make sure you have what you need from us to submit for approval on your end.
By the time we start building, there are no loose ends. You know exactly what you're getting, what it costs, and when it will be done.

Before construction starts, we hold a pre-construction meeting where you'll meet your project manager and walk through the entire scope together. Every selection, every detail, every phase of the build. Your PM will already have everything they need to execute the project without anything falling through the cracks.
From that point forward, your project manager is your main point of contact. They'll keep you updated, coordinate subcontractors and material deliveries, and make sure the job stays on track.

Outdoor structures take a beating. Sun, rain, humidity, temperature swings, insects, and the constant stress of foot traffic all work against a deck or porch over time. That's why how it's built matters just as much as how it looks.
We frame every deck and porch with #1 grade lumber, the highest structural grade available. This isn't the standard framing material most contractors reach for. It's straighter, stronger, and has fewer defects, which means a more solid structure with less warping, twisting, and movement over time.
For the decking surface, we use premium grade boards and fasten every one with screws rather than nails. Screws hold tighter, resist pulling out as wood expands and contracts through the seasons, and create a cleaner finished surface without the raised nail heads that show up a year or two down the road. It takes more time to do it this way, and we think that's time well spent.
Every connection point, from ledger board attachment to post-to-beam hardware, is built to meet or exceed code requirements. We pay close attention to flashing details where the structure meets your home, because water intrusion at that junction is one of the most common and costly failures in deck construction, and one of the easiest to prevent when you do it right from the start.
These aren't upgrades. This is how we build every project, because an outdoor space you can't rely on isn't worth the investment.
